Emaar Serro Masterplan is part of The Heights Country Club & Wellness development in Dubai, a large-scale master community spanning approximately 81 million sq.ft. designed around wellness-led urban planning and low-density villa living. Serro is positioned as a villa-only enclave with around 383 units, offering 3, 4, and 5-bedroom villas arranged in low-rise clusters.
The masterplan prioritizes a green-first planning structure, where a significant portion of land is allocated to landscaped open spaces, pedestrian paths, and wellness corridors. Internal circulation is designed around walking and cycling routes.
At district level, The Heights includes planned components such as retail zones, wellness infrastructure, country club facilities, sports areas, and community leisure spaces, ensuring a phased lifestyle activation model.
