Tilal Binghatti Masterplan
The Tilal Binghatti Masterplan is planned as a low-density, gated villa community, in a developed, long-term residential stability and urban balance of the Al Warsan-Al Rowaiyah evolving corridor of Dubai. The masterplan incorporates 4bedroom villas, within a G+2 architectural design that focuses on privacy and space efficiency.
The main planning aspects entail swimmable lagoons, landscaped parks, jogging and cycling tracks, and a central clubhouse that forms the centre of interaction. Play areas, fitness areas and retail/community pocket are spread within walkable areas to decrease internal car reliance.
The masterplan focuses on, but not limited to, controlled density, environmental integration and family-centric living. The design is based on the architectural identity of Binghatti as well as in line with the overall suburban expansion plan of Dubai towards organized amenity-driven communities.
