High-net-worth property buyers and investors often face the dilemma of whether to opt for Emirates Hills or Palm Jumeirah. Both exemplify Dubai luxury living extravagantly.

Established in 2003 by the Emaar Properties, it was one of the first few freehold property areas in Dubai. It saw and marked the beginning of foreigners buying and investing on properties in Dubai. Popularly nicknamed as ‘Beverly Hills of Dubai’, Emirates Hills is an opulent destination for high-profile residents.
Palm Jumeirah, world’s largest man-made archipelago on the Persian Gulf, has the world’s attention grabbed and interest piqued for sure. It was built in 2001 by Nakheel Properties. Staying here is a matter of prestige, owing to its iconic shape that is synonymous to Dubai city itself. Built entirely using Rocks and Sand only, the total area of Palm Jumeirah can easily accommodate 600+ football pitches! Luxury villas, high-rise posh apartments and elegant hotels & resorts–you have it all here.
Emirates Hills location offer luxury Villas and Mansions, usually between 5,000 to 20,000+ square feet. You do not have apartment buildings, townhouses and any moderate choice of accommodation here. The size of the Luxury villas in Emirates Hills ranges from 5,000 sq ft to 25,000+ sq ft. The bigger ones can be 70,000+ sq ft. Montgomerie Maisonettes area within Emirates Hills have Mansions (more like smaller villas), but there also the mansions are no less than 3,500 sq ft. One of the most exclusive gated communities in Dubai, it is built to cater to the high-net-worth families with colossal residences and uncompromised privacy. The starting price is around AED 30+ Million and reaches up to several hundred AED Millions.
Varieties of concrete buildings for accommodations are visible here. Palm Jumeirah has Villas, Townhouses, Apartments and more. Beachfront Townhouses, Garden Townhouses, Luxury Serviced Townhouses, Signature and Garden Beachfront Villas, Villas within its Canal Cove Community, Custom-built Villas, Studio Apartments, and 1-6 Bedroom Apartments etc. Villas border the Fronds, while Apartments (commercial units also) line up the Trunks. Palm Jumeirah is crafted to resemble the shape of the Palm Tree, so one can ideate what Trunk and Fronds should mean.
The community has villas with sizes between 4,000 and 35,000 square feet, with 2 to 10 bedrooms. The starting price for villas in Palm Jumeirah ranges from AED 10.95 million to AED 16 million.
Our observation
The Emirates Hills is not located along the Persian Gulf so the view of the sea is not available. The relaxing sight of the serene blue water, however, isn’t missing here. The community has an 18-hole Championship Golf Course, designed by the renowned Colin Montgomerie that comes with 14 lakes. 600+ villas spread across 12 square kilometers, with no high rise, offers an unobstructed view of one or more of these vast blue lakes. The Golf Course blessed with dense greenery of the rolling green fairways coupled with 14 beautiful lakes balances a generous combo of both Green and Blue here. Emirates Hills has landscaped parks -Lailak Park, Julnar Park and Nisreen Park– and also, the community has 3 dedicated Dog Parks.
Palm Jumeirah is an artificial archipelago of islands on the Persian Gulf, so the shoreline view should be impressive here. Some villas have direct beach access here. The view around Palm Jumeirah villas is that of Arabian Gulf, the island itself and the Dubai Skyline along with the glittery upscale eateries, resorts, shopping venues, entertainment hubs etc. The blue portion of the entire view with considerable greenery that comes through a private landscaped garden and the Al Ittihad Park feels fine.
Our Observation
Amenities
Emirates Hills - It has a good list of amenities including a championship golf course (Montgomerie Golf Club), green spaces, dog parks, kids parks, swimming pools, fitness centers, community centers, BBQ areas, outdoor sports areas etc. It is also in close proximity to shopping, dining, medical facilities and entertainment venues nearby, plus a school within its gate.
Among golfers, the Address Montgomerie housed at the Emirates Hills Golf Club is a favorite. Furthermore contributing to the opulence of the location is this championship course's elegant dining and picturesque fairways.
With its sophisticated mix of retail businesses, eateries, and daily needs, Emirates Hills Mall serves people. This classy, convenient shopping center exactly fits the sophisticated way of living in the neighborhood.
High-end dishes from Emirates Hills restaurants are presented in tasteful surroundings. From chic cafes to fine dining restaurants, neighbors savor first-rate gastronomic pleasures without ever leaving the area.
Palm Jumeirah - It has a finer list of amenities including private beach access, wellness centers, more upscale shopping malls; gourmet dining choices; luxury hotel–Atlantis, The Palms with Aquaventure Water Park inside the gated community; and multiple beachfront lifestyle attractions. It also has a 11-kilometer boardwalk with food trucks and cafes. Dolphin Bay, Lost Chambers Aquarium, Sea Lion Point are paradise for water fans.
Our Observation
Emirates Hills is located beside Sheikh Zayed Road, near popular communities like The Springs, The Meadows and Jumeirah Heights. Emirates Hills is near Marina Beach (15 minutes); Palm Jumeirah (13 minutes) and Downtown Dubai (22 minutes). The public transport choices are a bit limited. Dubai British School Emirates Hills is perfect for expat families since it provides a top-notch British curriculum in a friendly surroundings. Dubai International Academy Emirates Hills, just next door, offers the complete IB curriculum and draws students from many backgrounds, therefore guaranteeing a well-rounded international education.
Palm Jumeirah is situated off the coast of Dubai’s mainland, stretching into the Persian Gulf. Nakheel Metro Station and Dubai Marina Metro Stations (directly linked to Palm Jumeirah via a tramline) are there. Road and Monorail network connectivity is good. Close to several key Dubai attractions like Burj Khalifa (20 minutes).
Our Observation
Emirates Hills and Palm Jumeirah both are in considerable close proximity to key areas and attractions around owing to the Sheikh Zayed Road. Palm Jumeirah has better public transportation choices.
Emirates Hills enjoys around 30+% annual capital growth and the average rental yield is 4-6% approximately. Sector W of Emirates Hills has 5% ROI.
Palm Jumeirah rental yield is roughly around 6-7% and has annual capital gain of about 20-30%.
Our Observation
Both the areas are amongst the Best places to invest in Dubai luxury real estate.
Emirates Hills properties have extremely wealthy people as their buyers and tenants. It is more than what one has to pay in Palm Jumeirah. Prices at Emirates Hills increase every year. Palm Jumeirah also has its share of investment luck, and draws in more buyers and tenants owing to its comparative affordability.
We do not believe in popularizing one gated community in Dubai by belittling another. Each of the luxury communities here are fine examples of the universe's blessing plus man’s creation. The reliable details here will help you know just which one suits your lifestyle more on an overall basis.
