What we have seen, mostly for Luxury villas in Emirates Hills, is that non-resident expat buyers have to make 40% down payment and expats in the UAE can pay 20% down payment of the property price. It might not be the same by default, but typically it is so. Transaction is done via Escrow account, so your money is always safe. The seller cannot withdraw it unless the handover is over!
SPA or Sales Purchase Agreement is registered with the Dubai Land Department. Sign the document. Do not forget to collect the NOC Certificate. Complete the property transfer process and make the necessary fees discussed already.
The completion of the buying process happens at the Registrar’s Office at the Dubai Land Department. Meet the seller there on the appointed date, carrying along your ID documents, NOC and MOU. Transfer the remaining balance, and receive your title deed along with the keys to your dream villa in one of the exclusive gated communities in Dubai.
It is not a task you should shoulder single-handedly. Get help from Dubai real estate legal consultants and agents for keeping the process error-free and avoid being scammed.
