Is Dubai Hills better than Emirates Hills?

Emirates Hills usually range between 5,000 to 20,000+ square feet. The starting price is around AED 40 Million and reaches up to several hundred AED Millions. Montgomerie Maisonettes community comprises mansions, which are upscale multi-storey townhouses. These mansions are smaller and more affordable than villas.

Both Dubai Hills and Emirates Hills offer a healthy balance of luxury and close-to-nature lifestyle. Both have lush green open spaces with 18-hole championship golf courses. But, Emirates Hills also has beautiful lakes for nature lovers and 3 golf courses nearby and Golf Academy for Golf lovers! 

Apartments and townhouses not available at Emirates Hills. It has only Villas and Mansions. 

When it comes to amenities, Dubai Hills enjoy an upper hand with slightly a longer list of amenities. It has several schools and hospitals also within its gate. Nevertheless Emirates Hills too have ample to offer as discussed and more (dubai british school Emirates Hills and dubai international academy Emirates Hills) due to its closeness to numerous amenities of major areas and communities (Jumeirah Heights, The Meadows) around. 

Dubai Hills surely is an elite neighborhood. Emirates Hills is the winner here. Having a home here has become a prestigious possession amongst high-profile residents and celebrities. Both are racing in full-throttle ahead but, Dubai Hills at a competitive edge.

Dubai Hills Estate apartments and villas are mostly in the Golf Course and Central park unit. It means that maximum apartments and villas here will have either a golf course or park view. 

Dubai Hills property prices 2025 will keep upscaling with even more impressive ROI.

• Golf Suites apartments here were bought at AED 1.7 Million and its present market value is around AED 2.9 Million. 70-75 capital appreciation it is! 

• 3-BR Sidra Villas sold at AED 3.2 Million is now enjoying AED 6.6 Million market value. Capital gain is 100%.

Dubai Hills soon to have a metro connectivity of its own. Emirates public transport choices are limited. Apartments and Townhouses missing in Emirates Hills unlike Dubai Hills. 

From an investment viewpoint, it is Dubai Hills that lifts the trophy. Though that of Emirates Hills is still better than others.
