Sobha Hartland 2 and Sobha Hartland are like two sisters whose origin might be the same with a few noticeable similarities, but they take pride in their respective unique persona.
Sobha Hartland vs Sobha Hartland 2 is the latest sensational topic to discuss and debate amongst Dubai real estate enthusiasts. Investors are scratching their heads as to which one would cater best to their calculations of gains. And, end-users are trying hard to decide which one to call their home.

Before comparing the sisters, let us learn to admire their creator first. Sobha Realty is a leading real estate developer in Dubai. But, why? All are building stunning communities. Fine, we will convince you with facts.
They have an in-house building team and integrated supply chain. Outsourcing is a rarity with this real estate developer. They have 7-8 groups of companies managed under the umbrella of Sobha Realty company. Each is dedicated to handle a definite specialized aspect of their projects, for example—one for construction, one for architectural plannings and also a separate company for managing post-handling of properties. It ensures highest possible quality deliverances effortlessly.
They are one of those few developers who not just deliver on time, but also, sometimes, before the date mentioned on the contract. They are closing 35-50+ deals a day. Without high demand, it wouldn’t be the scenario.

The community stands in the Mohammed Bin Rashid Al Maktoum City area of Dubai. It is near attractions like the Burj Khalifa, Dubai Mall, and Palm Jumeirah.
Sobha Hartland 2
It is an expansion of Sobha Hartland to its east side. It is also a 8 million sq. ft. community with a little extra open space greenery than its original master planned community.
This community is merely 5-10 minutes or even nearer to each other. So, obviously, it is in the same location.
Both are a part of the prestigious Mohammed Bin Rashed City and are situated adjacent or opposite to each other. Neither of these two communities has any extra or less location advantages.
This is the Difference
Sobha Hartland location and Sobha Hartland 2 location are the SAME ! They have the same social facilities like medical centers, schools, dining options, retail outlets and recreational zones.
Sobha Hartland has Apartments, Villas and Townhouse (Sobha Garden Houses). Sobha Gardenia Villas (4-br) and Sobha Hartland Forest Villas (4-br & 5-br) are villa-specific projects here. Price range is AED 6 M to AED 18+ M.
Apartments here are available in the configuration of 1-BR, 2-BR, 2.5-BR, 3-BR, 3.5-BR & 4-BR. The price ranges from AED 1.5 M to AED 7.4+ M on an average basis approximately. Creeks Vistas Heights, The Crest, One Park Avenue and Waves Opulence are some popular projects to buy apartments in this community. Price range AED 1.2 M to AED 3.5+ M. Handover from the latter half of 2025 with different projects’s timeline varying a little.
Sobha Hartland 2 offers Apartments, Villas and Mansions to accommodate residents here. Sobha Estate is a 5-BR & 6-BR villa exclusive sub-community here (the community has one half dedicated to villas) that has a few bigger sized villas marketed as mansions. Price range is AED 20 M to AED 50+ M and handover from 2026 onwards with different projects being delivered at varying dates
Riverside Crescent, Skyscape and Skyvue are 3 residential tower clusters here with apartments in 1-BR, 1.5-BR, 2-BR, 2.5-BR, 3-BR & 3.5-BR configurations. The price ranges from a little over AED 1 M to around AED 5 M.
All these configurations are not available across these 3 residential tower clusters. These 3 high-rise tower clusters have different projects. On an overall basis jointly, such units are available. For example, Skyvue Stellar (a project under Skyvue) has a 3.5-BR unit which Skyscape Avenue and Riverside Crescent projects do not have.
This is the Difference
The new enhanced and expanded community of the original development features more residential choices with a lot of extra space additions (like 2.5-Br or 3.5-Br). Sobha Hartland 2 prices are diverse but pricey for sure.
Both Sobha Hartland 2 master plan and Sobha Hartland master plan have almost the same premium quality and attractive amenities. Let us highlight a few differences that we have noticed:
Both have lagoons but the newest community (the expansion of the original development) has 3 swimmable lagoons as a central attraction. The water sports and fun activities included are swimming, kayaking, water obstacle course and more.
The original project (Hartland) has a Shopping Mall under-construction to be completed in Q2 2026. But, presently, the newest one (Hartland 2) has neither a shopping mall nor any plan of making one here anytime soon.
This is the Difference
Honestly speaking, the newest one (Hartland 2) is built entirely upon the amenities of the original master development, Sobha Hartland. It only has a few additional features like:
Wearing a crown is out of the question as the newest one (Hartland 2) is an expansion and enhancement of the original development (Hartland 1). The enhancement is the extra greenery, extra lagoons and extra accommodation unit choices. Oh, yes, mummies and daddies of furry cuties will love this new one more because of the extra pet parks and pet salons in Sobha Hartland 2.
Location-wise no explanation should be entertained as both have the exact same neighborhood, surroundings and strategic advantages. How can anyone include this point in the debate here?
